TRUSTEE'S SALE OF 3/4 OF AN ACRE 397 HANCOCK STREET TOWN OF DILLWYN BUCKINGHAM COUNTY VIRGINIA

In execution of a first lien deed of trust dated August 13, 2004, recorded in the Clerk's Office of the Circuit Court of Buckingham County, Virginia, in Deed Book 305, at page 806 et seq., the undersigned Substitute Trustee will offer for sale at public auction the following described real estate, to-wit:

TAX MAP NO. 138.2-1-193A: All that certain tract or parcel of land, with improvements thereon and appurtenances thereunto belonging, situated in the Town of Dillwyn, Curdsville Magisterial District of Buckingham County, Virginia, containing three-fourths (3/4) of an acre, more or less, being bounded on the northeast by the lands of the Buckingham Branch Railroad, on the northwest by Hancock Street, on the southwest by a branch separating this land from the lands of Booker, and on the south by the lands now or formerly of the Town of Dillwyn. Said lands being the same conveyed unto Willie J. Harris from Valerie J. Anderson, widow, by deed dated August 4, 2004, and recorded in the Clerk's Office of the Circuit Court of Buckingham County in Deed Book 305, at page 804 et seq.

IMPROVEMENTS: Four room frame dwelling with public water and sewer. All improvements to be sold “As Is” with all faults and deficiencies.

TIME AND PLACE: Thursday, September 9, 2010 at 2:00 p.m. EDT in the front of the Buckingham County Courthouse Building, in the Court House Square, U. S. Route #60, Buckingham, Virginia.

CONDITIONS OF SALE: Sale subject to any and all easements, restrictions, conditions and reservations which are: contained in duly recorded deeds, plats, and other instruments constituting constructive notice in the chain of title to the property hereby conveyed that have not expired by limitation of time contained therein or have not otherwise become ineffective; or, apparent upon inspection of the premises.

TERMS: 10% bidder's deposit, balance at closing. Closing to be within thirty (30) days from date of sale. Payment of both bidder's deposit and balance must be by cash, cashier's check or other check acceptable to Trustee.
