In execution of a certain of Trust, dated April 15, 2005, and recorded April 15, 2005, in the Clerk's Office of the Circuit Court of the County of Cumberland, Virginia, as Instrument Number 20050592 (the “Deed of Trust”), default having been made and having been requested by the Noteholder to do so, the undersigned Substitute Trustees will offer for sale at public auction that certain property, improvements thereon and appurtenances thereto belonging, described as 28-A Cottontown Road, Farmville, Virginia 23901 (Tax Map Parcels 091-A-3A and 091-A-3B), being within Cumberland County, Virginia, and further described in the aforementioned Deed of Trust, at the entrance of the Cumberland Courthouse, located at 1 Courthouse Circle, Cumberland, Virginia 23040-0008, on Thursday, August 30, 2012, at 11:00 a.m.

Terms: Cash with settlement within fifteen days from date of sale, TIME BEING OF THE ESSENCE.

Bidder's Deposit: A deposit in an amount of $10,000.00, or ten percent (10%) of the gross sale price, whichever is higher, may be required. The property shall be sold “as is” and shall be conveyed by Special Warranty Deed subject to all liens, en-cumbrances, mechanic's liens filed and unfiled, conditions, restrictions, easements and reservations, if any, superior to the men-tioned deed of trust and lawfully affecting the property.
