In execution of a Deed of Trust dated September 20, 2000, recorded in the Clerk’s Office, Circuit Court, Cumberland County, in Deed Book 243 at page 699, and recorded by modification as instrument number 20100164, the undersigned will offer for sale at public auction the property described in and conveyed by said Deed of Trust, being known and designated as:

PARCEL I: ALL of that certain tract or parcel of land, situated in Randolph Magisterial District, Cumberland County, Virginia, containing five (5) acres, more or less, and being more particular described being bounded on the North, South and East by other property of Annie Eliza Munford, Freddie S. Munford and Mary Ann Munford, and on the West by Booker; it being more particular described on a plat of Ralph P. Hines, C.L.S., dated September 9, 1975 and attached to Deed recorded in Deed Book 134 at page 483. TOGETHER WITH the right of ingress and ingress to State Highway No. 657.

PARCEL II: ALL of that certain tract or parcel of land, situate in Randolph Magisterial District, Cumberland County, Virginia, containing 1.00 acre, being bounded on the West by the Old Jamestown Road, on the South and the East by other properties of Annie Eliza Munford, Freddie S. Munford and Mary Ann Munford, and on the North by the property of Clifford Clark and Ruby Clark; it being more particularly described on that plat of Ralph P. Hines, C.L.S., dated October 25, 1979, attached to and recorded with Deed in Deed Book 164 at page 14.

Sale shall take place on August 27, 2015, at 12:30 p.m. at the front entrance of the Circuit Court building, Cumberland County, Virginia. Sale shall be subject to all matters of record lawfully affecting the title to the property. The property will be sold “as is” without any guaranty or representation as to condition or title and will be subject to such other terms and conditions as may be announced at the sale.

The successful bidder may be required to deposit 10% of the sale price in cash or by cashiers or certified check at the time his bid is accepted. Settlement in full shall take place within 10 days of sale and shall be in cash or by cashiers or certified check.
