In execution of a Deed of Trust in the original principal amount of $85,500.00, dated January 26, 2008, recorded among the land records of the Circuit Court for the County of Buckingham on February 5, 2008, in Deed Book 356, at Page 009, the undersigned appointed Substitute Trustee will offer for sale at public auction at the main entrance of the courthouse for the Circuit Court of Buckingham County, 13061 West James Anderson HWY, Buckingham, VA on January 30, 2014 at 10:30 AM, the property described in said deed of trust, located at the above address and briefly described as: All that lot, tract or parcel of land lying and being in Marshall Magisterial District op Buckingham County, Virginia, and ontaining one acre 1.0, more or less, and bounded on the Northeasternmost and Northwesternmost boundaries by Lots #1 and #2 of the hereinafter described survey, on the Easternmost boundary by lands of Percy, on the Southernmost boundary by lands of Clarence and Daisy Toney, and on the Northwesternmost boundary by Lot #1 of the hereinafter described survey. Said property is the Northeasternmost one acre of Lot #3 of a survey of Carroll Gillispie, C.L.S., S.B.C., dated April 18, 1970 and recorded with a Deed in Book 84 at Page 184 in the Office of the Clerk of the Circuit Court of Buckingham County, Virginia. Said property is more fully described as beginning at the mid point of the boundary between Lot #3 of the aforementioned survey and lands of Percy and proceeding in a Northwesterly direction to a point on the boundary line between Lots #3 and #1 of said survey, thence to the common point of Lots #1, #2 and #3 of said survey, thence along the boundary line between Lots #2 and #3 of said survey to the common point of Lots #2 and #3 of said survey and lands of Percy, thence in a Southwesterly direction to the point of beginning. And being the Northernmost one acre of Lot #3 of said survey. Commonly known as 112 Dunkum Court, New Canton, VA 23123. Tax ID: 54-5-3-A. TERMS OF SALE: ALL CASH. A bidder’s deposit of $8,500.00 or 10% of the sale price, whichever is lower, will be required in cash, certified or cashier’s check.
