NOTICE OF TRUSTEE'S SALE

In execution of a credit line deed of trust dated July 20, 2007, made by Buffalo Investments, LLC, and recorded in the Clerk's Office of the Circuit Court for the County of Prince Edward, Virginia, as Instrument No. 200702138, the undersigned substitute Trustees, either of whom may act, will offer for sale on site at Commerce Drive, Farmville, Virginia, which site is located beside 1425 Commerce Drive, Farmville, Virginia and borders the east bound lane of Route 460, on November 10, 2012, at 10:00 o'clock a.m., property located in Prince Edward County, Virginia, which property is more particularly described as follows:

Parcel No. 1: All that certain tract or parcel of land, lying and being in the Farmville Magisterial District, Prince Edward County, Virginia, containing 70.00 acres and being designated as Parcel A on a plat made by Maxey-Hines & Associates, P.C., dated March 25, 2005, of record in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia in Plat Cabinet A, Slide 317 #1.

Parcel No. 2: All that certain tract or parcel of land, lying and being in Farmville Magisterial District, Prince Edward County, Virginia containing 137.17 acres and being designated as Parcel B on a plat made by Maxey-Hines & Associates, P.C., dated March 25, 2005, of record in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia in Plat Cabinet A, Slide 317 #1; and

SUBJECT TO all rights, if any, in an existing access through property owned by Sam Newton Goin as may be applicable; and

SUBJECT TO sanitary sewer easements in Deed Book 248, at page 025, and Deed Book 297, at page 257, along with an unrecorded sewer easement as shown on said plat; and

SUBJECT TO existing access and utility easements across the premises in the northern corner serving the property of S. N. Goin.

This sale is subject to all easements, restrictions, conditions, and reservations of record affecting the title to the property hereinabove described. The Substitute Trustees reserve the right to sell the property as a whole, by individual lots and/or parcels, or any combination thereof.

TERMS OF SALE: Cash. A bidder's deposit of up to ten percent (10%) of the successful bid in cash or certified funds may be required. Settlement within thirty days of sale. Additional terms may be announced at the time of sale. The successful bidder will be required to execute a Memorandum of Trustee's Sale outlining additional terms of sale and settlement which will be available for review prior to the announcement of sale.
