NOTICE OF TRUSTEE'S SALE

In execution of a Deed of Trust from Carwile Land Company, LLC, a Virginia Limited Liability Company, dated October 29, 2009, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, as Instrument Number 200902324, default having occurred in the payment of interest and principal thereby secured, and at the request of the holder of the note secured thereby, the undersigned will offer the below described property for sale at public auction to the highest bidder for cash on Monday, November 5, 2012, at 11:00 A.M., on the front steps of the Prince Edward County Courthouse, Main Street, Farmville, Virginia, the said property being described as follows:

Parcel No. One: ALL THAT CERTAIN TRACT or parcel of land, with the buildings and improvements thereon, situate, including a 1999 Vogue Mobile Home, VIN No. NCFLX41A50955V013, lying and being in Farmville Magisterial District, Prince Edward County, Virginia, on the North side of Virginia Secondary Highway No. 648, and designated as Parcel A, containing 4.22 acres, as shown on that certain Plat made by Maxey-Hines & Associates, P.C., dated January 10, 2001, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, in Deed Book 351, at Page 860. Reference to said Plat is hereby expressly given for a more accurate and complete description of said property. Tax Map No. 035–A–15-A1.

Parcel No. Two: ALL THAT CERTAIN TRACT, piece or parcel of land, with the buildings and improvements thereon, containing 5.0 acres, situate, lying and being in the Town of Farmville, Prince Edward County, Virginia, and designated as Parcel B, as shown on that certain Plat made by Maxey-Hines & Associates, P.C., dated February 26, 2004, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, with Instrument No. 200400848. Reference to said Plat is hereby expressly given for a more accurate and complete description of said property.

TOGETHER WITH a fifty foot (50') non-exclusive right of way and easement for the purpose of ingress, egress and regress in going to and from Virginia Highway No. 695, and more clearly shown on that certain Plat made by Maxey-Hines & Associates, P.C., dated February 26, 2004, as “Proposed 50 ft. R/W”. Tax Map No. 023–A–37-A

Parcel No. Three: ALL THAT CERTAIN TRACT or parcel of real estate, together with any and all improvements thereunto belonging, including a 1989 Brigadier Manufactured Home, VIN No. B32301A/B and a 1988 Conner Mobile Home, VIN No. 13816454, situate, lying and being in Prospect Magisterial District, Prince Edward County, Virginia, fronting on State Route No. 608, containing 11.47 acres, being Lot 6 according to a survey made by William W. Dickerson, Jr., L.S., dated October 15, 2001, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, in Plat Cabinet A, Slide 277, #1. Reference to said Plat is hereby expressly given for a more accurate and complete description of said property. Tax Map No. 009–1–6

This is a communication from a debt collector.

The purchase price in the form of immediately available funds shall be due and payable on the closing date. A bidder's deposit of ten percent (10%) of the amount of the sale will be required. The Trustee reserves the right to waive or modify the requirement with respect to the bidder's deposit. The successful bidder will be required to close within thirty (30) days from the date of the sale. Time will be of the essence as to the closing date and the payment of purchase price.

The property will be sold “AS IS” and will be conveyed by special warranty deed, subject to all rights, reservations, easements and restrictions superior to the deed of trust as they may lawfully affect the property.
