NOTICE OF SUBSTITUTE TRUSTEE'S SALE

WHEREAS, default having been made in the payment of the debts and obligations secured to be paid by that certain Deed of Trust executed on April 13, 2007 by Alease Blanton aka Aleasa Blanton and Tiffany Blanton to Samuel I White, PC, Trustee, as same appears of record in the Circuit Court of the County of Prince Edward, Virginia, in Instrument No. 20070118, (“Deed of Trust”); and

WHEREAS, said Deed of Trust was last sold, assigned and transferred to Arch Bay Holdings, LLC – Series 2010A, the current holder of the Note (Note Holder); and

WHEREAS, the Note Holder appointed the undersigned, Nationwide Trustee Services of Virginia, Inc., as Substitute Trustee, and

NOW THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Noteholder, and that the undersigned, Nationwide Trustee Services of Virginia, Inc., Substitute Trustee, or his duly appointed attorneys or agents, by virtue of the power and authority vested in him, will on October 23, 2012, commencing at 2:15 p.m. at the 124 North Main Street, Farmville, Virginia, 23901 Courthouse, located at Prince Edward, Virginia, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in County of Prince Edward, Virginia, to wit:

The land referred to in this Commitment is described as follows:

All that certain tract or parcel of land, together with any and all improvements thereon belonging, lying and being in the Hampden Magisterial District, Prince Edward County, Virginia, containing 1.73 acres, more or less, designated as Lot 9 of the Poorhouse Tract and more particularly described on a plat by Elisha E. Hodges, L.S. of Maxey-Hines & Associates, P.C., dated MAY 17, 2005, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia as Instrument No. 200501979, Slide A 321 #1 & 2. Reference is hereby made to said plat for a more particular metes and bounds description as contained is said plat.

Being the same property conveyed to Alease Blanton and Tiffany Blanton, as joint tenants with the right of survivorship, and not tenants in common, by deed from James and Maureen Green, Inc., a Virginia Corporation, dated April 11, 2007, recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, prior hereto and simultaneously herewith.

TERMS: Cash. A bidder's deposit of up to ten percent (10%) of the bid amount may be required in cash or certified funds at the time of the sale. Additional terms and conditions may be announced at the sale. Deposit, without interest, is applied to the purchase price at settlement. Closing shall occur at the office of the Substitute Trustee within fifteen (15) days of the date of the sale, at which time the balance of the purchase price will be due and payable in immediately available funds. Upon purchaser's default, the deposit shall be forfeited and the property shall be resold at the risk and costs of the defaulting purchaser. In the event the Substitute Trustee cannot convey to the purchaser marketable title, in the Substitute Trustee's sole discretion, the sale may be rescinded and the purchaser's sole remedy shall be the refund of the deposit.

The property will be sold “AS IS” and will be conveyed, subject to all liens, objections, rights, reservations, leases, cove-nants, conditions, easements, and restrictions superior to the lien of the deed of trust as they may lawfully affect the property. Neither the Substitute Trustee nor the Note Holder will deliver possession of the property to the successful bidder. The pur-chaser at the sale will be required to pay all closing costs including but not limited to the preparation of the deed and the gran-tor's tax.
