Trustee's Sale of

In execution of a Deed of Trust dated June 7, 2005, recorded in the Clerk's Office, Circuit Court, Prince Edward County, as Instrument Number 200501491, the undersigned will offer for sale at public auction the property described in and conveyed by said Deed of Trust, being known and designated as: ALL THAT certain tract or parcel of land, together with all improvements thereon, situate, lying and being in Hampden Magisterial District, Prince Edward County, Virginia, containing 0.60 acres, fronting on the Westerly side of State Route No. 630 for a distance of 105.00 feet, and being bounded on the North by Burks and of the South by other property now or formerly belonging to Joseph R. Sharp, et ux, and being more particularly described and designated as Lot No. 14 on a plat made by Ralph P Hines, C.L..S., dated November 12, 1973, revised January 7, 1974, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, in Plat book 3 at page 70, now Plat Cab-inet A, Slide 53. Reference to said Plat is hereby expressly given for a more accurate and complete description of said property.
Sale shall take place on August 9, 2012, at 12:30 p.m. at the front entrance of the Circuit Court building, Prince Edward County, Virginia. Sale shall be subject to all matters of record lawfully affecting the title to the property. The property will be sold “as is” without any guaranty or representation as to condition or title and will be subject to such other terms and conditions as may be announced at the sale.
The successful bidder may be required to deposit 10% of the sale price in cash or by cashiers or certified check at the time his bid is accepted. Settlement in full shall take place within 10 days of sale and shall be in cash or by cashiers or certified check.
