NOTICE OF TRUSTEE'S SALE

In execution of a deed of trust dated May 27, 2003 and recorded in the Clerk's Office of the Circuit Court of Buckingham County, Virginia, in Deed Book 290, at Page 70 from Anthony L. Stout and Esther G. Stout, husband and wife, to Vivian R Seay, Trustee, and by Modification Agreement dated May 29, 2008 and recorded in Deed Book 360, at page 277, and upon duly recorded Substitution of Trustee recorded in the aforesaid Clerk's Office and default having been made in the payment of the debt secured, and at the request of the beneficiary under the said deed of trust the undersigned Sale Acting Trustee, has declared all the debts and obligations secured by the deed of trust due and payable and will offer for sale at public auction to the highest bidder on the front steps of the Buckingham County Courthouse, Virginia, on Monday, August 13, 2012, at 9:00 a.m.
Parcel A: All of that certain lot or parcel of land, with any and all improvements thereon belonging, situated in the James River Magisterial District of Buckingham County, Virginia, containing Twenty-Two and sixty nine/hundredth (22.69) acres, more or less, and lands fronting on Virginia Secondary Route #607 and being more particularly described on a plat of survey recorded in the Circuit Court Clerk's Office of Buckingham County, Virginia in Deed Book 203, at page 688.
Parcel B: All of that certain lot or parcel of land, with any and all improvements thereon belonging, situated in the James River Magisterial District of Buckingham County, Virginia, containing Six and sixty six/hundredth (6.66) acres, more or less, and being more particularly described on a plat of survey recorded in the Circuit Court Clerk's Office of Buckingham County, Virginia in Deed Book 206, at page 812.
This conveyance is subject to all easements, restrictions, conditions, and reservations of record affecting the title to the property hereinabove described. The beneficiary reserves the right to bid at said sale.
TERMS OF SALE: Cash.
A bidder's deposit of ten percent (10%) will be required on the date of sale with settlement in full to be made within thirty (30) days from the date of said sale.
