In execution of a Deed of Trust in the name of Jeffrey Griffin and Shona Griffin dated February 24, 1993 and recorded in Deed Book 190, at page 80 in the Clerk's Office of the Circuit Court of Cumberland County, Virginia, which Noteholder is United States of America, acting through the Rural Housing Service, successor in interest to Farmers Home Administration, Department of Agriculture, the undersigned Substitute Trustees, either of whom may act, will offer for sale at public auction to the highest bidder, at the front entrance of the Cumberland County Circuit Court, 1 Courthouse Circle, Cumberland, Virginia on July 17, 2012 at 1:30 p.m., the following property:

All that certain lot or parcel of land, with buildings and improvements thereon, containing 3.02 acres, situate, lying and being in Randolph Magisterial District, Cumberland County, Virginia, located on the South side of Virginia Secondary Highway No. 653, located approximately 6 miles Northeast of the Town of Farmville and known and designated as Lot No. 10 in Piney Ridge Estates.

In addition, sale shall be made subject to all existing easements and restrictive covenants as the same may lawfully affect the real estate. Property to be sold “AS IS” WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND. Property shall be conveyed to the purchaser by special warranty deed.

Terms of Sale: Cash, Cashier's or Certified Check at sale made payable to Hill and Rainey Attorneys. Certified funds must be presented to Trustee for inspection at the start of sale in order to be qualified to bid. Bidding Increments: Not less than $100.00. A deposit of $4,500.00 will be required at the time of sale with settlement within thirty (30) days from the date of sale. Additional terms may be announced at the time of sale.
