NOTICE OF TRUSTEE'S SALE OF

In execution of a Deed of Trust in the name of Karen S. Kyle dated February 10, 2003 and recorded in Deed Book 285 at page 927 in the Clerk's Office of the Circuit Court of Buckingham County, Virginia, which Noteholder is United States of America, acting through the Rural Housing Service, Department of Agriculture, the undersigned Substitute Trustees, either of whom may act, will offer for sale at public auction to the highest bidder, at the front entrance of the Buckingham County Circuit Court, 13061 West James Anderson Highway, Buckingham, Virginia on May 1, 2012 at 1:30 p.m., the following property:

All that certain tract or parcel of land, with improvements thereon and appurtenances thereto belonging, lying and being situate in James River Magisterial District of Buckingham County, Virginia, containing 3.69 acres, more or less and described as Lot 1 of Frisby Branch Subdivision.

In addition, sale shall be made subject to all existing easements and restrictive covenants as the same may lawfully affect the real estate. Property to be sold “AS IS” WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND. Property shall be conveyed to the purchaser by special warranty deed.

Terms of Sale: Cash, Cashier's or Certified Check at sale made payable to Hill and Rainey Attorneys. Certified funds must be presented to Trustee for inspection at the start of sale in order to be qualified to bid. Bidding Increments: Not less than $100.00. A deposit of $3,000.00 will be required at the time of sale with settlement within thirty (30) days from the date of sale. Additional terms may be announced at the time of sale.
