In execution of a Deed of Trust dated January 22, 2008, recorded in the Clerk's Office, Circuit Court, Prince Edward County, as Instrument Number 200800200, the undersigned will offer for sale at public auction the property described in and conveyed by said Deed of Trust, being known and designated as: ALL THAT certain lot, tract or parcel of land, with the building, together with improvements thereon and appurtenances thereunto appertaining, lying and being in the Hampden Magisterial District, Princess Edward County, Virginia, containing 5.0 acres, and shown by metes and bounds on a plat made by Warren A. Trent, C.L.S., dated June 19, 1987, and recorded in the Clerk's Office of the Circuit Court of the County of Prince Edward in Deed Book 372, at page 224. Together with all machinery, equipment and fixtures, trade fixtures and other property of every kind and nature owned by the mortgagor located upon the property and used in connection with the present use of the property.

Sale shall take place on January 5, 2012, at 10:00 a.m. at the front steps of the Circuit Court building, Prince Edward County, Virginia. Sale shall be subject to all matters of record lawfully affecting the title to the property. The property will be sold “as is” without any guaranty or representation as to condition or title and will be subject to such other terms and conditions as may be announced at the sale.

The successful bidder may be required to deposit 10% of the sale price in cash or by cashiers or certified check at the time his bid is accepted. Settlement in full shall take place within 10 days of sale and shall be in cash or by cashiers or certified check.
