In execution of a Deed of Trust in the original principal amount of $60,838.00, with an annual interest rate of 5.0000% from CHARLES C WATSON AND KATHERINE S WATSON dated July 6, 1998, recorded among the land records of the Circuit Court for the COUNTY OF PRINCE EDWARD as Deed Book/Instrument # 0322 AT PAGE 220, the undersigned appointed Substitute Trustee will offer for sale at public auction at the front of the Circuit Court building for the County of Prince Edward located at 124 N. Main Street, Farmville, Virginia on November 28, 2011 at 1:45 PM, the property with improvements to wit:

CONTAINING THREE AND 5/1000 (3.005) ACRES, MORE OR LESS, ACCORDING TO PLAT OF SURVEY DRAWN BY ROY E. EASTER, L.S., DATED SEPTEMBER 15, 1995, AND REVISED ON JUNE 24, 1998 WHICH PLAT IS ATTACHED HERETO AND MADE A PART HEREOF BOUNDED ON THE SOUTH, WEST AND NORTH BY THE REMAINING LANDS OF VIOLET WATSON SMALLY, AND ON THE EAST BY THE LANDS OF CHARLES T. BREHM, JR.

TOGETHER WITH A NON-EXCLUSIVE PERPETUAL EASEMENT OF RIGHT-OF-WAY TWELVE (12) FEET IN WIDTH, AS SHOWN ON THE AFORESAID PLAT OF EASTER, EXTENDING FROM U.S. ROUTE NO. 360 IN A NORTHERLY DIRECTION ACROSS THE REMAINING LANDS OF VIOLET WATSON SMALLEY FOR THE PURPOSE OF INGRESS AND EGRESS FROM THE LANDS HEREIN CONVEYED.
