In execution of a deed of trust, from MARY C. ROBERTSON and JOHN W. ROBERTSON, III, dated July 31, 2002, in the original principal amount of $83,462.34, recorded in the Clerk's Office of the County of Prince Edward, Virginia, as Instrument Number 200202062, (Seth E. Twery having been appointed Substitute Trustee under Appointment of Substitute Trustee dated May 20, 2011, of record in said Clerk's Office as Instrument Number 201100948), due to default in payment of the debt secured, the undersigned Substitute Trustee will offer for sale at public auction those certain tracts of real estate described below on the front steps of the Courthouse for the Circuit Court of Prince Edward, Virginia on the 27th day of July, 2011, at 10:00 a.m., the following described real estate situated in the County of Prince Edward, Virginia:

All that certain tract or parcel of land containing 4.38 acres, together with all improvements thereon and appurtenances thereto attached or in anywise appertaining, lying and being in Prospect Magisterial District, Prince Edward County, Virginia, beginning in the middle of Prince Edward County Highway No. 133 on the property line of John W. Jones, at stake and rocks 25 feet from the middle of said road, thence North 72 degrees 20' East 1063 feet along the said Jones' property line to a stake and rocks on the property now or formerly owned by John O. Robinson; thence along the said property South 21 degrees 45' West 254 feet to a rum tree on the property now or formerly belonging to Bennett Epperson; thence along his said property line South 72 degrees 20' West 840 feet to the middle of Prince Edward County Highway opposite stake and rocks 25 feet from the said corner in said road, thence along the middle of said Prince Edward County Highway North 33 degrees West 210 feet to the property line of John W. Jones at a point of beginning.
