SUBSTITUTE TRUSTEE'S SALE OF
In execution of a certain Deed of Trust dated April 23, 1999, and recorded April 26, 1999, in the Clerk's Office of the Circuit Court of the County of Cumberland, Virginia, in Deed Book 232, page 4, default having been made and the undersigned Substitute Trustee being requested by the Noteholder to do so, the undersigned will offer for sale at public auction at the front exterior entrance of the Circuit Court of the County of Cumberland, at its Courts Building, One Court House Circle, Cumberland, Virginia, on Friday, April 29, 2011, at 2:30 o'clock p.m., all that certain improved real estate known as 7 Lake Drive, Columbia, Virginia 23038, (Cumberland County) and being further described as Tax Map No: 16-A1-1-44.
Said real estate is more particularly described in the aforesaid Deed of Trust to which reference is hereby made. Sale shall be made “as is” and will be conveyed by Special Warranty Deed, subject to all existing rights, reservations, easements and restrictive covenants superior to the Deed of Trust as the same may lawfully affect said real estate and to which reference is hereby made.
Terms of Sale: Cash. Settlement within fifteen (15) days of sale. Time is of the essence. Purchaser to pay all closing costs. A bidder's deposit of $7,000.00 shall be required at time of sale with a signed bid receipt. All risk of property casualty shall pass to Purchaser at conclusion of the sale. Additional terms may be announced at the sale.
