Lot subject of hearing

Cited lot deficiencies on Jamestown Road in Cumberland County will be the subject of a public hearing Tuesday during the Cumberland County Board of Supervisors meeting.

The hearing, beginning at 7 p.m. at the Cumberland County Courthouse, will address lot deficiencies located on Jamestown Road on Route 657, where the structure of the discussed lot would not meet the width requirements from the county needed to build a house, a public notice from the county cited.

Oakwood Homes Representatives Joe Harner and Jeff Ledger applied for a conditional use permit to build a house on the property, according to a copy of the permit application.

“The owner seeks to build a house that is 56 feet wide on a lot that is just over an acre and does not meet current requirements for width,” the public notice cited. “The home would require a reduction of four feet on each side yard setback in order to fit on the lot.”

Planning and Zoning Director Sara Carter said in an email Tuesday that the applicants would seek to potentially gain relief from the requirements.

The parcel is zoned as Agricultural-2 and is not designated as a growth area, according to the notice and the county’s Comprehensive Plan. The property is located in the county Election District 5, the Randolph District, the notice and copy of the permit application cited.

The side yard setback for Agricultural-2 properties is 25 feet on each side, and the applicants would want 21 feet on each side for the home, Carter said.

“The existing lot is a narrow one, and the only way to make the house fit … the width they want is to either turn it sideways or to gain relief from the ordinance,” Carter said.

“Lots that are subdivided under our current code are usually around 350 feet wide, so this is not a problem with newer lots,” Carter said.
