Pursuant to the terms of a deed of trust dated April 2, 2007, in the original principal amount of $46,000.00, recorded in the Clerk’s Office of the Circuit Court of Buckingham County, Virginia, in Deed Book 344, Page 188, the property briefly described below will be

Lot 1, containing 0.976 acre, +/-, fronting on U.S. Route #15, as shown on a plat recorded in the aforesaid Clerk’s Office in Deed Book 206, Page 751, as more particularly described in the referenced deed of trust.

The sale will take place on NOVEMBER 10, 2015, AT 2:45 P.M., at the front entrance to the building housing the Circuit Court of Buckingham County, located at Courthouse Square, W. James Anderson Highway, Buckingham, VA.

The property and the improvements thereon will be sold “AS IS” and without representation or warranties of any kind.  The sale is subject to all liens, encumbrances, conditions, easements and restrictions, if any, superior to the mentioned deed of trust and lawfully affecting the property.

Terms: A deposit in the form of CERTIFIED FUNDS in the amount of 10% of the successful bid is required of any bidder at the time of sale.  Closing within fifteen (15) days of sale.  Time is of the essence.  Additional terms will be announced at sale.  Purchaser to pay all closing costs.  Sale subject to lender confirmation.  Pursuant to the Federal Fair Debt Collection Practices Act, we advise you that this firm is a debt collector attempting to collect the indebtedness referred to herein, and any information we obtain will be used for that purpose.
