In execution of a Deed of Trust dated October 28, 2009, recorded in the Clerk’s Office, Circuit Court, Buckingham County, in Deed Book 375, at page 722, the undersigned will offer for sale at public auction the property described in and conveyed by said Deed of Trust, being known and designated as: ALL THAT certain parcel of land lying in James River Magisterial District of Buckingham County, Virginia, containing four (4) acres, more or less, bounded on the east by State road #602, on the south by lands of Chambers, on the west and northwest by the land of Morris and Coles. LESS AND EXCEPT one (1) acre, more or less, bounded on the north by other lands of the said Curtis J. Lee, on the east by State Road #602, on the south by the lands of Mary Chambers, and on the west by Morris Tract conveyed to Robert Allen by deed dated August 17, 1970 in Deed Book 83 at page 139. LESS AND EXCEPT that one (1) acre bounded on the north by other lands of Curtis J. Lee, on the east by State Road #602, on the south by the lands of Mary Chambers, and on the west by Morris Tract, conveyed by deed recorded September 9, 1970 in Deed Book 83 at page 139. TOGETHER with a security interest in 1995 Clayton Rutledge mobile home VIN #13201632C6/38004884F.

Sale shall take place on April 2, 2015, at 12:00 noon at the front entrance of the Circuit Court building, Buckingham County, Virginia. Sale shall be subject to all matters of record lawfully affecting the title to the property. The property will be sold “as is” without any guaranty or representation as to condition or title and will be subject to such other terms and conditions as may be announced at the sale.

The successful bidder may be required to deposit 10% of the sale price in cash or by cashiers or certified check at the time his bid is accepted. Settlement in full shall take place within 10 days of sale and shall be in cash or by cashiers or certified check.
