TRUSTEE'S SALE

Pursuant to the terms of a deed of trust dated July 19, 2005, in the original principal amount of $101,905.00, recorded in the Clerk's Office of the Circuit Court of Cumberland County, Virginia, as Instrument No. 20051193, the property briefly described below will be offered for sale at public auction:
Parcel A (incorrectly referenced in the deed of trust as “Lot 4”), containing 5.00 ac +/-, situated on the west side of State Route No. 45, as shown on a plat of survey recorded in the aforesaid Clerk's Office as Instrument No. 20031266, and as more particularly described in the referenced deed of trust.
The sale will take place on JULY 17, 2013, AT 12:45 P.M., at the front entrance to the building housing the Circuit Court of Cumberland County, located on Route 60, Cumberland, VA.
The property and the improvements thereon will be sold “AS IS” and without representation or warranties of any kind. The sale is subject to all liens, encumbrances, conditions, easements and restrictions, if any, superior to the mentioned deed of trust and lawfully affecting the property.
Terms: A deposit in the form of CERTIFIED FUNDS in the amount of $9,000.00 or 10% of the successful bid, whichever is lower, is required of any bidder at the time of sale. Closing within fifteen (15) days of sale. Time is of the es-sence. Additional terms will be announced at sale. Purchaser to pay all closing costs. Sale subject to seller confirmation.
