NOTICE OF TRUSTEE'S SALE OF

In execution of a Deed of Trust in the name of Robert Earnest Garrett dated December 30, 2008, recorded in Deed Book 366, page 757 in the Clerk's Office of the Circuit Court of Buckingham County, Virginia, which Noteholder is Branch Banking and Trust Company, the undersigned Substitute Trustees, either of whom may act, will offer for sale at public auction to the highest bidder, at the front entrance of the Buckingham County Circuit Court, 13061 W. James Anderson Highway, Buckingham, Virginia on May 17, 2013, at 10:00 a.m., the following property:
ALL that certain lot or parcel of land with improvements thereon and appurtenances thereunto belonging and situated in Maysville Magisterial District of Buckingham County, Virginia containing 1.1 acres, more or less, said lands fronting on Virginia Primary Route #20 and being more particularly described by a plat dated September 15, 1956 and recorded in the Clerk's Office of the Circuit Court of Buckingham County in Deed Book 60, page 345.
In addition, sale shall be made subject to all existing easements and restrictive covenants as the same may lawfully affect the real estate. Property to be sold in “AS IS” condition without any warranties. Property shall be conveyed to the purchaser by special warranty deed.

Terms of Sale: Cash, Cashier's or Certified Check at sale made payable to Hill and Rainey Attorneys. Certified funds must be presented to Trustee for inspection at the start of sale in order to be qualified to bid. Bidding Increments: Not less than $100.00. A deposit of $3,000.00 will be required from the successful bidder at the time of sale with settlement within fifteen (15) days from the date of sale. Additional terms may be announced at the time of sale.
