IN EXECUTION of a Deed of Trust dated June 11, 2007, and recorded in the Clerk's Office of the Circuit Court of Buckingham County, Virginia, in Deed Book 347, Page 41, the real estate described below will be offered for sale at public auction on December 21, 2012, at 11:30 a.m., at the main entrance to the building housing the Buckingham County Circuit Court, Route 60, Buckingham, Virginia.

A lot or parcel of real estate with all improvements and appurtenances, in Maysville District, Buckingham County, Virginia, designated as Lot 1, 6.01 acres, on State Route 649, Slate River Mill Road, shown on a plat by William W. Dickerson, Jr., L.S., entitled “Laury Place”, recorded in the land records of Buckingham County, Virginia in Plat Cabinet A, Slide 162A.

Reference is made to the aforesaid deed of trust for a more particular description.

The property is identified by tax map number 93-2-1.

The property will be sold in “as is” condition, without warranty. The property will be conveyed by Special Warranty deed; subject to filed or unfiled mechanics liens, if any exist; subject to matters of record having priority over the deed of trust being foreclosed, if any exist; and subject to all easements, restrictions and reservations in the chain of title.

TERMS OF SALE: A bidder's deposit of 10% of the purchase price may be required in immediately available funds at the time of sale. The balance shall be paid in immediately available funds at closing to be held within fourteen (14) days after the date of sale. The Substitute Trustee may extend the time for closing. The purchaser will be required to pay all closing costs except the grantor's recording tax. Real estate taxes will be prorated to the date of sale.
