In execution of a Deed of Trust in the original principal amount of $42,763.59 (with interest), from Joseph Claude Daniel Grimes and Tina L. Grimes, dated April 6, 2001 and recorded in the Clerk's Office of the Circuit Court of Buckingham County, Virginia in Deed Book 263, page 354 (as modified by modification agreement dated June 5, 2009, recorded in Deed Book 371, page 937); default having occurred in the payment of the Note thereby secured and at the request of the holder (SLM Mortgage Corporation-VA), of said Note, the undersigned Substitute Trustee will offer for sale at public auction at the entrance of the Circuit Court for the County of Buckingham, Courthouse Building, 13061 W. James Anderson Hwy., Buckingham, VA 23921-0107, on November 2, 2012 at 2:00 o'clock p.m., the property briefly described in said deed, located at the above address and briefly described as:

ALL THAT CERTAIN tract or parcel of land, lying and situate in Slate River Magisterial District, containing two (2) acres, more or less, being sold by the boundary and not the acre, beginning at a point 195.76 feet. S. 46 degrees, 58' 31″ E. from the northernmost point of a 9.235 acre parcel described as “The Billie L. Grimes Property” on a survey of Robert L. Lum, C.L.S., dated April 11, 1986, thence in a westerly direction 423.3 feet to an iron pipe, thence in a southeasterly direction 423.3 feet to an iron pipe, thence in a northwesterly direction 423.3 feet to an iron pipe which is located 145.85 feet N 34 degrees 15' 25″ W from the southeastern portion of the aforesaid 9.235 acre parcel, thence 214.95 feet, N 52 degrees, 35' 22″ west to the point of beginning.

Including 2001 Fleetwood Anniversary, 28' x 40' manufactured home.
