In execution of a Deed of Trust in the name of Verna M. Rush dated May 11, 2004 and recorded in Deed Book 302, at page 254 in the Clerk's Office of the Circuit Court of Buckingham County, Virginia, which Noteholder is United States of America, acting through the Rural Housing Service, Department of Agriculture, the undersigned Substitute Trustees, either of whom may act, will offer for sale at public auction to the highest bidder, at the front entrance of the Buckingham County Circuit Court, 13061 W. James Anderson Highway, Buckingham, Virginia on September 24, 2012, at 9:45 a.m., the following property:

All that certain piece or parcel of land, located at the intersection of State Route Nos. 657 and 659 in Slate River Magisterial District, Buckingham County, Virginia, being shown and designated as Lot 3 containing 2.05 acres on a plat dated February 19, 2003, January 2, 2004 and February 9, 2004 recorded in the Clerk's Office of Buckingham County Circuit Court in Plat Cabinet A, Slide 133 (A and B).

In addition, sale shall be made subject to all existing easements and restrictive covenants as the same may lawfully affect the real estate. Property to be sold “AS IS” WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND. Property shall be conveyed to the purchaser by special warranty deed.

Terms of Sale: Cash, Cashier's or Certified Check at sale made payable to Hill and Rainey Attorneys. Certified funds must be presented to Trustee for inspection at the start of sale in order to be qualified to bid. Bidding Increments: Not less than $100.00. A deposit of $6,000.00 will be required at the time of sale with settlement within thirty (30) days from the date of sale. Additional terms may be announced at the time of sale.
