In execution of a Deed of Trust in the original principal amount of $50,000.00 (with interest) from John B. Wood, Jr., dated April 13, 2005 and recorded in the Clerk's Office of the Circuit Court of Buckingham County, Virginia in Deed Book 314, page 375; default having occurred in the payment of the Note thereby secured and at the request of the holder (SLM Mortgage Corporation-VA), of said Note, the undersigned Substitute Trustee will offer for sale at public auction at the entrance of the Circuit Court for the County of Buckingham, Courthouse Building, 13061 W. James Anderson Hwy., Buckingham, Virginia 23921-0107, on February 2, 2012 at 12:00 o'clock p.m., the property briefly described in said deed, located at the above address and briefly described as:

All that certain tract or parcel of land, with the buildings and improvements thereon, situate, lying and being in Maysville Magisterial District, Buckingham County, Virginia, containing Fourteen and eighty-four/hundredths (14.84) acres, more or less, being conveyed in gross by the boundary and not by the acre; said lands being bounded on the West by the lands of the Commonwealth of Virginia (the same having been taken for the improvement of the intersection of Virginia Primary Route #56 and Virginia Secondary Route #602) and the eastern margin of said Route #602, on the North and Northeast by the centerline of Fossie's Creek (also known as Forsip Creek), on the Southeast by the lands of Westvaco Corp., and on the South by the lands of Hufham.

This conveyance is made subject to all easements, rights of way, and restrictive covenants now of record and affecting subject property.
