IN EXECUTION of Deed of Trust dated December 16, 2003, made by Margaret V. Haskins, recorded in the County of Buckingham Circuit Court Clerk's Office in Deed Book 297 at Page 291, securing Note in original principal amount of $42,500.00, default having been made in payment of debt thereby secured, and at request of beneficiary thereunder, the undersigned, will offer for sale at public auction to the highest bidder, for cash, at the front door of the County of Buckingham Court, 13061 W. James Anderson Hwy, Buckingham, Virginia, on November 30, 2011 at 2:00 p.m., the properties conveyed in said Deed of Trust and briefly described as follows:

All that certain tract or parcel of real estate, belonging, lying and being in James River Magisterial District of Buckingham County, Virginia, lying on the Northeast side of State Secondary Highway 777, containing 3.1 acres, as is shown and described upon a certain plat of survey, made by Carroll Gillispie, CLS/SBC, dated January 10, 1958, attached to, made part of and recorded with a certain Deed dated 9 February, 1959, and being described thereon as follows: Beginning at an iron marker on the North side of State Route 777 at its intersection with State Secondary Highway 663; thence in division line with property now or formerly owned by Phil Perkins, N. 6 deg. 15 feet W. 861 ft. to a stake marker; thence S. 30 deg. 45' W. 519 ft. to an iron marker on the Northeast edge of Route 777; thence along Route 777, S. 41 deg. 15' E. 542 ft. to an iron marker at the intersection of Route 777 and Route 663, being the point of beginning. Less and except that parcel conveyed to the Commonwealth of Virginia, in Deed Book 102, Page 203.

TERMS OF SALE: CASH. Property is being sold “AS IS”, without any representations or warranties, SUBJECT to the rights of any person in possession and to all covenants, conditions, restrictions, easements, defects, encumbrances, adverse claims, or liens, whether filed or inchoate, which have priority over the Deed of Trust.

Deposit of 10% cash, certified or cashier's check, will be required of successful bidder immediately after sale; settlement must be within 10 days from date of sale, TIME BEING OF THE ESSENCE, or property to be resold at cost to defaulting purchaser, and Trustee shall be entitled to recover from defaulting purchaser any deficiency resulting from resale. All costs of conveyancing, examination of title, recording and settlement charges, grantor's taxes, etc. to be at cost of purchaser. Noteholder reserves the right to bid and trustee reserves right to reject any bids, keep bidding open for any length of time, waive deposit requirements, extend time for settlement, announce additional terms of sale and cancel or rescind sale solely at trustee's discretion.
