TRUSTEE'S SALE OF PROPERTY

In execution of a deed of trust from Chan Sengsavang and Sue Vilay Sengsavang, dated June 11, 2007, recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, as Instrument No. 200701830, the undersigned Sole Acting Trustee will offer for sale at public auction at the front door of the Prince Edward County Courthouse in Farmville, Virginia, on the 18th day of November, 2011, at 11:00 a.m., the following property located in Leigh Magisterial District, Prince Edward County, Virginia, which property was conveyed in said deed of trust:

ALL THAT CERTAIN LOT, piece or parcel of land, with the buildings and improvements located thereon, situate, lying and being in Leigh Magisterial District, Prince Edward County, Virginia, containing 9.28 acres, and known and designated as Lot 20A, as shown on that certain Plat entitled, “Hatters Creek Estates, Section B”, made by Ralph P. Hines, Surveyor-Engineer, revised January 15, 1982, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, in Plat Book 4, Page 147 (Plat Cabinet A, Slide A-95). Reference to said Plat is hereby expressly given for a more accurate and complete description of said property.

Being the same property conveyed to Chan Sengsavang and Sue Vilay Sengsavang, husband and wife, as tenants by the entirety with the right of survivorship as at common law, by deed from Carl N. Allar and Rosemary Allar, husband and wife, dated June 7, 2007, recorded in the Clerk's Office aforesaid on June 19, 2007, as Instrument No. 200701829.

TERMS OF SALE: CASH

DEPOSIT of 10% of the sale price may be required at the time of sale with settlement within 10 days from the date of sale.
