NOTICE OF SUBSTITUTE TRUSTEE'S SALE OF

In execution of a deed of trust, from LARRY L. JORDAN and EVELYN L. JORDAN, dated October 12, 1996, in the origi-nal principal amount of $60,928.35, recorded in the Clerk's Office of the County of Prince Edward, Virginia, in Deed Book 306, at page 16, (Seth E. Twery having been appointed Substitute Trustee under Appointment of Substitute Trustee dated Sep-tember 15, 2011, of record in said Clerk's Office as Instrument Number 201101499), due to default in payment of the debt se-cured, the undersigned Substitute Trustee will offer for sale at public auction those certain tracts of real estate described below on the front steps of the Courthouse for the Circuit Court of Prince Edward, Virginia on the 3rd day of November, 2011, at 10:30 a.m., the following described real estate situated in the County of Prince Edward, Virginia:

All that certain tract or parcel of land, lying and being in the Prospect Magisterial District, Prince Edward County, Virginia, containing one and one-half acres, more or less, and shown by metes and bounds on a plat made by William W. Dickerson, Jr., L.S., dated April 15, 1992, of record in the Office of the Clerk, Circuit Court, Prince Edward County, Virginia, in Deed Book 269, at page 661.

Subject to an easement dated July 10, 1992, recorded August 17, 1992, in Deed Book 272, page 248, Larry L. and Evelyn L. Jordan conveyed easement to Central Virginia Electric Cooperative.

Subject to an easement conveyed from O.T. Smith and Ms. Virginia B. Smith to Central Telephone County of Virginia, dated April 24, 1978, recorded July 19, 1978, in Deed Book 208, page 12.

Included along with the real estate is a 1997 Masterpiece Manufactured Home, VIN No. MP1804646.

THIS SALE SHALL BE SUBJECT TO THE RIGHT OF REDEMPTION GRANTED TO THE SECRETARY OF THE TREASURY UNDER 26 U.S.C. 7425(d) AND SUBJECT TO ALL RESTRICTIONS, RIGHTS OF WAY, CONDITIONS, EASEMENTS, AND MECHANICS' AND MATERIALMEN'S LIENS, IF ANY, WHETHER OF RECORD OR NOT OF RECORD, TO THE EXTENT ANY OF THE FOREGOING APPLY AND TAKE PRIORITY OVER THE LIEN OF THE DEED OF TRUST.
