In execution of a Deed of Trust in the original principal amount of $103,200.00 (with interest), from Travis J. Jones, II and Sharon A. Ford (Jones), dated December 20, 2006 and recorded in the Clerk's Office of the Circuit Court of the County of Prince Edward, Virginia in Instrument No. 200603640; default having occurred in the payment of the Note thereby secured and at the request of the holder (SLM Mortgage Corporation – VA), of said Note, the undersigned Substitute Trustee will offer for sale at public auction at the entrance of the Circuit Court for the County of Prince Edward, Courthouse Building, 124 North Main Street, Farmville, Virginia 23901, on September 9, 2011 at 12:30 o'clock p.m., the property briefly described in said deed, located at the above address and briefly described as:

ALL THAT CERTAIN LOT, piece or parcel of land, with the buildings and improvements thereon, situate, lying and being in Hampden Magisterial District, Prince Edward County, Virginia, and known and designated as Lot No. 3, containing 3.04 acres, as shown on that certain Plat made by Maxey-Hines & Associates, P.C., entitled “Rainbow Estates”, dated February 28, 1997, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, in Plat Book 006 at Page 322, now Plat Cabinet A, Slide 222. Reference to said Plat is hereby expressly given for a more accurate and complete description of said property.

TOGETHER with a perpetual non-exclusive easement along that 50 foot right-of-way known as Rainbow Drive for ingress and egress from the above described property to State Route No. 634, the said right-of-way to be used in common with others entitled to the use thereof.

SUBJECT TO a Road Maintenance Agreement recorded January 24, 2003, in the above-mentioned Clerk's Office as Instrument No. 200300229.

This conveyance is made subject to all easements, rights of way, and restrictive covenants now of record and affecting subject property.
