Pursuant to the terms of a deed of trust dated October 11, 2006, in the original principal amount of $138,500.00, recorded in the Clerk's Office of the Circuit Court of Buckingham County, Virginia, in Deed Book 336, Page 553, the property briefly described below will be offered for sale at public auction:

Lot 1, containing 3.105 ac +/-, as shown on a plat of survey dated October 11, 1977 and recorded in the aforesaid Clerk's Office in Deed Book 109, Page 545, and as more particularly described in the referenced deed of trust.

The sale will take place on JUNE 24, 2011 AT 2:45 P.M., in front of the building housing the Circuit Court of Buckingham County, located at Courthouse Square, W. James Anderson Highway, Buckingham, VA.

The property and the improvements thereon will be sold “AS IS” and without representation or warranties of any kind. The sale is subject to all liens, encumbrances, conditions, easements and restrictions, if any, superior to the mentioned deed of trust and lawfully affecting the property.

Terms: A deposit in the form of CERTIFIED FUNDS in the amount of $13,000.00 or 10% of the successful bid, whichever is lower, is required of any bidder at the time of sale. Closing within fifteen (15) days of sale. Time is of the essence. Additional terms will be announced at sale. Purchaser to pay all closing costs. Sale subject to seller confirmation.
