CUMBERLAND – The Patriots Ridge developers have submitted papers to the Planning Commission moving the project a few steps forward in Cumberland County.

The planners on the Commission will review and hold a public hearing concerning the request to amend the zoning boundary line, which was established in 2009, and a conditional use permit required for the anticipated shopping center on Monday, June 20 before making a recommendation and sending it on to the Board of Supervisors for final approval.

The Patriot Ridge property is located on the north side of Route 60 near the intersection of Criss Road and is well-within the County's designated growth area and is approximately 30 acres in size.

The developer representing Patriots Enterprises LLC, Cliff White, proposes to develop the property as a shopping center with a grocery store, according to the required conditional use permit, and the boundary line adjustment is being requested because the applicant has revised the layout of the shopping center and is requesting changes to the north zoning boundary of the property.

According to the application, the shopping center would be approximately 130,900 square feet in area and would be served by the County's water and sewer extension project.

The applicant is also requesting to rezone a portion of the property from B-1, business, to R-2, rural residential.

White states in the permit that the business zoned area would not be increasing but would just be re-aligned as part of the boundary change being requested.

“From (the) initial 30 acre tract, 20 acres were previously rezoned from R-2 to B-1, the remaining 10 acres are still A-2 and R-2,” White said in the application. “The line dividing the two parcels needs adjust(ing) not increasing the B-1 area in size just re-aligning the division.”

During the original rezoning process of this property in 2009, the Planning Commission and Board of Supervisors held several public meetings and a set of proffers, which set conditions for the development to follow, were created and approved.

The Planning Commission will hold its public hearing at 6:30 p.m. in the Community Center's Room C8 on Monday, June 20.
