In execution of a Deed of Trust in the original principal amount of $171,000.00, dated April 3, 2007 recorded in the Clerk's Office of the Circuit Court of the County Of Buckingham, Virginia, in Deed Book 344, at page 398, default having occurred in the payment of the Note thereby secured and at the request of the holder of said Note, the undersigned Substitute Trustee will offer for sale at public auction at the entrance to the Buckingham County Circuit Court, Route 60, Buckingham, Virginia, on June 6, 2011 at 11:30 o'clock am the property described in said deed, located at the above address and briefly described as:

22 acres, fronting on both US Route #60 and Virginia Secondary Route #742, described as Lot No. 1, recorded in Deed Book 36, page 75, with improvements thereon.

Less and except that strip of land conveyed to the Commonwealth of Virginia in Deed Book 83, page 497.

TERMS OF SALE: CASH: A deposit of $15,000.00, or 10% of the sales price, whichever is lower, cash or certified check, will be required at the time of sale with settlement within fifteen (15) days from the date of sale.
