TRUSTEE'S SALE OF

In execution of a deed trust dated June 13, 2008, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, as Instrument No. 200801616, securing a loan in the original amount of $54,000.00, and at the request of the beneficiary under the said deed of trust the undersigned Sole Acting Substitute Trustee, has declared all the debts and obligations secured by the deed of trust due and payable and will offer for sale at public auction to the highest bidder on the premises of sale property on Friday, April 29, 2011, at 2:00 p.m.
All those three certain pieces or parcels of real estate, with all improvements thereon and appurtenances thereto belonging, lying and being in the Prospect District of Prince Edward County, Virginia, being Lot 10, containing 1.52 acres, Lot 11, containing 1.51 acres, and Lot 12, containing 1.53 acres, fronting on U.S. Highway No. 460, as shown on a plat of survey made by Elisha E. Hodges, III, L.S., Maxey-Hines & Associates, P.C., dated May 5, 2003, entitle “Rock House Subdivision”, which plat is recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, as Instrument No. 200301817, Slide A297#2.
Terms of Sale: CASH. A bidders's deposit of ten percent (10%) of the bid price IN CASH, CASHIER'S OR CERTIFIED CHECK will be required at the time and place of the sale, balance upon tender of special warranty deed, settlement to be held within thirty (30) days from the date of sale. Sale is subject to any valid filed mechanic's liens, if any, to the right of redemption provided the United States Government by 26 U.S.C.S., Section 7425(d) (1980) pursuant to certain filed United States tax liens, and subject to any matters of record recorded prior to the Deed of Trust recorded as Instrument No. 200801616, of the aforesaid land records. Additional terms will be announced at sale. Sale subject to seller confirmation.
