In execution of a Deed of Trust dated September 3, 1999, recorded in the Clerk's Office, Circuit Court, Buckingham County, in Deed Book 247 at page 349, the undersigned will offer for sale at public auction the property described in and conveyed by said Deed of Trust, being known and designated as:
All that certain lot or parcel of land, with improvements thereon and appurtenances thereunto belonging, situated in James River Magisterial District of Buckingham County, Virginia, containing in aggregate Two (2.00) acres, more or less, said lands being more particularly described as the aggregate of Parcels A and B depicted on a plat of survey prepared by Elisha E. Hodges, III, L.S., dated January 26, 1998, which is attached hereto, made a part hereof and recorded herewith, to which plat reference is hereby made for a more complete and accurate description of the lands hereby conveyed. Said lands being in all respects a portion of the lands conveyed unto Martha Elizabeth Jefferson Hall from Eva M. Woodard, widow, by deed dated April 7, 1970 and recorded in the Clerk's Office of the Circuit Court of Buckingham County in Deed Book 82, at page 253, et seq. TOGETHER WITH a non-exclusive, perpetual easement, for the purposes of ingress and egress, over and through a certain outlet road as the same runs from the southern boundary of the lands hereby conveyed in a general southwesterly direction to Virginia Secondary route #663, said road to be used in common with the parties of the first part, their successors and assigns, and others having a like right in and to said use, together with the mobile home situate thereon, 2000 Fleetwood Mobile Home, VIN#NCFLX41A63961V013
Sale shall take place on March 17, 2011, at 11:30 a.m. at the front steps of the Circuit Court building, Buckingham County, Virginia. Sale shall be subject to all matters of record lawfully affecting the title to the property. The property will be sold “as is” without any guaranty or representation as to condition or title and will be subject to such other terms and conditions as may be announced at the sale.
The successful bidder may be required to deposit 10% of the sale price in cash or by cashiers or certified check at the time his bid is accepted. Settlement in full shall take place within 10 days of sale and shall be in cash or by cashiers or certified check.
