NOTICE OF TRUSTEE'S SALE

In execution of a certain deed of trust dated December 23, 2003, and recorded on December 23, 2003 in the Clerk's Office of the Circuit Court for the Buckingham County, Virginia, in Deed Book 297, Page 666 from the Original Borrower(s) to Mary K Bell and Joan E Katz, Trustee(s), and default having been made in the payment of the debt secured, with the original principal balance of $120,000.00, and at the request of the beneficiary under said deed of trust the undersigned, having been duly appointed Substitute Trustee(s), has declared all the debts and obligations secured by the deed of trust due and payable and will offer for sale at public auction to the highest bidder in front of Buckingham County Circuit Courthouse at 13061 W. James Anderson Hwy, Buckingham, VA 23921 on December 16, 2010 at 12:00 PM, the following described property located at 829 School Road, Farmville, VA 23901, and more particularly described as FOLLOWS, TO WIT:

ALL that certain tract, piece or parcel of land situate, lying and being in Curdsville Magisterial District, Buckingham County, Virginia, known and designated as Lot 6, Section II, containing 8.86 acres, as shown on that certain plat entitled “MILLFORD FARMS SECTION II, LOTS 1 Thru 6”, prepared by Maxey-Hines and Associates, P.C., dated March 6, 1989, recorded March 30, 1989, in the Clerk's Office, Circuit Court, Buckingham County, Virginia, in Plat Book 2, Page 70.

This conveyance is subject to all easements, restrictions, conditions, and reservations of record affecting the title to the property hereinabove described.

A bidder's deposit of TEN percent (10%) MUST be present at the time of the Trustee's Sale with settlement in full to be made within 15 days from the date of the said sale.
